Having been for years on a team which provided seminars all over the country in hotels much like this, let me try to explain how it works:
The meeting rooms and vendor floor needed for convention are VERY expensive! In order for us, as AERC members to have use of these rooms, the hotel requires AERC to reserve a "block" of sleeping rooms. Typically, if many of the expected guests book outside of the block of rooms, it will end up costing AERC for them, or an increase in rates for the meeting rooms.
If any of you want convention to remain a reasonable rate in the future, I suggest you honor Connie's request and book your rooms through the block if possible.

But to me, it does not make sense that their "deal" to AERC is not as good
as the basic deal someone can get by on line booking. I'd think that who ever
the AERC contact is with the hotel, should at least ask them about it.
