This is the best list of all.  I would only add a ranch owner/manager that takes an assertive approach to seeing that all boarders abide by the rules.  That is, don't shrink from the responsibility of setting clear, defined rules and then enforcing them.  Don't shrink behind the veil of "I don't want to piss somebody off because they might leave."  This pits boarder against boarder and makes for a very unpleasant, uncomfortable environment.
