Piute Springs Ranches in Kern County central California is incredible "horse country".....at the very foot of the Sierra range, elevations range from 3-7,000 ft.
My ranch is 8 miles from the Pacific Crest Trail and about 12 miles south of Landers Meadow....parcels are generally 20 ac. minimum, bordered by BLM and Sequoia National Forest.  Open Range for cattle, so I have no need to beg for trails....Four seasons move through here and can change rapidly as it is mountainous...there is no better conditioning for endurance than here...imho...go to "www.stagestopranchland.com"

Check out the high desert near Susanville, CA. (Costco's nearby in Reno). I have family there & they don't usually get much snow. Or how about the area that the new Patriot Ride was held? I've driven through the area many times on my way to Lake Almanor & Susanville and think it might be a good place to live and the road is usually open when Hwy 80 is shut down due to snow conditions. Maybe the ride management could give you some more info on the area.
