Risk w/ caretaker

There is ALWAYS some risk. Consider mostly the reputation of the people.
Are they part of the community and concerned about their reputation?  Do
they have good jobs and want to keep them? Are there relatives nearby?
Do they have any animals of their own that they take good care of??  Do
they seem smart?
