    Okay, Linda your area sounds wonderful. But, what is your weather really
    like?
    If you say it is fantastic, I'm moving there! I'm still trying to absorb the
    reality of paying $1.25 per bale of hay - delivered!
    Here in Bear Valley Springs (California) your place would probably sell in
    the mid to high 300's. Our hay is a lot more, our property taxes way, way
    more. But, we do have miles and miles of dedicated beautiful trails, an
    active equestrian community with lots of activities, and a really nice
    equestrian center. We have some snow in the winter, but can really ride year
    round.  We have an endurance ride (30 and 50-mile) coming up in September
    here also. The down side is it is California, complete with our infamous
    politicians and other assorted wackoos!
