foal vet check and purchase contract

Hi everyone,
I found a GREAT little 3 month old foal (possible endurance prospect) who I
am going to contract to buy. Have any of you ever done this? We are
reviewing and revising the contract and I am wondering about a few things.

Is it standard to purchase full mortality and theft insurance on the colt
now, as he will stay with his dam at the seller's farm until weaning? He
will have an insurance vet exam this week.

What sort of vet check things should be performed on a 3 month old?

Who do you think should pay emergency vet costs between the time of
contract and actual posession by me? He will technically be owned by the
seller until the day of a final vet check and closure of the contract when
I pay for him and take posession.

Anything different to be done at this second vetting?

Anything else you can think of would be helpful! Thanks you in advance for
your help.

Bambi
