    Around here where my horse pasture is I would guess the going price would be 2-5 million.  My 50 acre horse pasture has no water and no power and would go for millions, read lots.  We don't even want to get into hay which I paid $9.00 and that is a deal.  Usually goes for up to $12 a bale in the winter.  Property taxes are high.  The first year I bought my LQ 3 horse Featherlite the motor vehicle sticker was $1500.  Now the state gives you a permanent identification which costs $20 on a one time basis.  Gas is sometimes $1.95 and if you can get diesel for under $1.49 it is a deal.  Our salaries are higher but we are esentially paying for the weather, in my opnion.  That, and the fact that there are endurance rides almost every weekend of the entire year within a reasonable driving distance......mb
