To the Seller:

In most states, an offer is open to any reasonable form of acceptance
until it is revoked, altered or actually accepted by a buyer.  Mere
interest is not an acceptance but you had better formally revoke the
offer by taking the horse off the market and cancelling the offer to
sell.  

Most sellers leave themselves some room by including language "to
approved home" or "subject to change of price" or some such language. 
The key is not to allow someone to rely (as in spend time and money) on
your offer to sell before you cancel same.
