Contracts

I've got a non endurance related question so here goes. Lately it's turned
out that I get boarders sent to me who want to sell their horse(s). They
end up here because they lost interest and I am pretty adamant about finding
them a good home, not just any home. So I am in need of a board contract
that will protect myself from accidents etc.. that spells out my
responsibilities vs the boarder's responsibilities. Also, since these are
people that already lost interest it would probably be beneficial for me if
this contract also stated what would happen if they didn't pay their board,
feed lien, etc... (though luckily that has never happened I and certainly
hope it dosen't). There are also requirements I have for a horse to come
here, such as shots and a current coggins. Luckily all the horses here at
my ranch have come from the same ranch and I know the resident vet there.
But, I feel the need to state these requirements on the contract, (I know
this next sounds spacey), I am not sure why I feel this need except that it
may protect me in the long run:} So talk to me group!!!!!

Next I need a contract that deals with sales on a commision basis. Which is
how I sell these horses for them. They pay me a certain percentage of the
sales price for my time and effort spent selling their horse.

Since I am not a boarding facility I haven't researched this aspect of the
boarding business. The people who were here first were friends of friends,
but now from the word of mouth, the boarders are turning out to be people I
do not know and so I feel a need to protect myself.

Any ideas group, any and all feed back appreciated. Thanks in advance!
