Sticker shock!  Sticker shock!

What is it like around the country now for a nice
place for endurance horses & nearby access to trails?

We live on a ridge top in West Virginia, about 1 hr
South of Pittsburgh, PA.  We have a 2 story 2400 sq ft
home, a 36 X 54 barn, trailer parking under cover, and
16 acres fenced with Centaur fencing and coated high
tensile wire.

If I were to put my home on the market today, I'd
expect to get $210,000 max, and we're in an EXPENSIVE
area of WV.

Hay is $1.25 for 50 lb bale of timothy hay, delivered.
Gas is $1.39/gal
Our property tax is around $500/yr.
6% state income tax.
Property tax for new car & truck, trailer, tractor &
the 3 horses is around $230/yr.
