Unless you have a relationship with the buyer, I would have her/him do a vet check on your property.  I have done both in buying a horse, but the time I had it done on my property, I had a realtionship with the owner, and a trust between us.  I can't imagine a seller letting me do this unless they knew me well.  If you decide to go ahead and do this, make the buyer get the insurance, or at least pay for it, not sure if you can be listed as additionally insured.
